The more you know about the process, the more enjoyable the experience of building your home. Scala adheres to a standardized process to ensure a high level of quality, timely completion and management of the project budget. The following is a summary of the basic elements of our process:

Initial Client Meeting:

Tell us your needs, wants, lifestyle and hopes and we can build a basic understanding of the scope of possibilities around your target budget. This would be a good time to collect any materials and samples of plans, design concepts and interior aesthetic that you like.

Design Concepts & Estimate:

Bring the concept to paper and establish the basic layout and size requirements. Once the key components are there, we can move them around to find a workable plan and then develop a preliminary set of drawings. From the prelim set, we build an estimate as guideline for the total cost of the project. If required, the drawings can be adjusted to meet a target budget and then finalized.

Engineering & Surveying:

Engineers, surveyors and geologists are contracted to conduct necessary evaluations of the proposed building structure, site and site plan. Specific issues and City or community requirements are addressed here.

Building Permits:

Plans are submitted for permits and typically requires 4-8 weeks for approval depending on the size, scope, location and complexity of the project. The city assigns a Plan Check Engineer to ensure that the project is in compliance with city, state/province, and national codes and regulations. Any corrections for compliance will be resolved once plans are fully compliant, the building permit is issued.

Finishing Selections:

Key selections are made including cabinetry, flooring, windows, doors, hardware, lighting, counters, built-ins, and clearly define and media, audio, video and security requirements. We work with hundreds of suppliers and advise selections and their impact on the budget and then work with you to ensure product is ordered in accordance with the project schedule.

Project Budget:

While the permit is in process, the plans are sent to our suppliers and subcontractors to bid. All subcontractors bidding on a project are Scala approved and are required to hold the proper license, insurance and Worker’s Compensation coverage. Once final selection of subcontractors is made and finishing selections have been provided, the Project Budget is created.

Scheduling:

Suppliers and subcontractors are selected and the detailed project schedule is created. This schedule includes key dates on what materials need to be ordered and when and provides a guidelines for when final decisions need to be made.

Construction Management:

Construction begins and Scala is responsible for all scheduling, management and coordination of al activity on the job site. Weekly meetings are conducted onsite to provide an overall progress report and discuss any change orders which may affect the budget and timeline. Any issues that evolve during construction can be addressed here along with approvals of budget changes, client-initiated revisions and other questions or concerns.

Final Walk-Through:

Following completion of construction, and prior to final payments, a “Deficiency List” of all outstanding repairs or concerns is prepared during a walk-through of the completed project with the client. Your move in date is scheduled after all of the outstanding items are addressed.
